Senior Veteran Project Manager who has managed projects in both private and public sectors. With recent success managing highly visible projects within the New York Build it back program. Tasked with assignments of problematic homes and getting them back on track for completion.

 

Disaster Recovery and Construction – State of South Carolina
  • Oversee and Manage Recovery efforts for Home Owners affected by Hurricane Matthew.
    • Manage the rehabilitation and construction of 40-50 homes per month.
    • Review, Accept or Decline all assignments of homes received from the State.
    • Management of permitting and business licenses for all counties in which we work on assigned homes. This includes managing the renewal of business licenses as they expire.
    • Management of all warranty claims and repairs after the homes have been returned to the owners.
    • Responsible for finding, hiring, negotiations of rates, invoicing and payments for all contractors
    • Responsible for contractor assignment as well as project manager assignments for all homes.
    • Manage 5 project managers and two office staff.
    • Perform daily job reviews with Project Managers to ensure schedules are being maintained.
    • Identify areas which may cause delay in schedules and instruct on ways to prevent or work around them.
    • Management of the day to day operations of the office.
      • Delivery of PODs to store Home Owner possessions.Lifting/Raising of Houses off their foundations.
      • Monitoring permit status.
      • Monitoring home owner move out dates.Overseeing Pest Control of homes.
      • Monitoring when job is ready to start.
      • Performing initial site assessments with Home Owners.
      • Setting expectations for the Home Owners.
      • Change order submissions, approvals and Work Order generation.
      • Distribution of Work Orders to PM’s and Contractors.
      • Invoicing for work completed.
      • Submission of Payment to Accounting.
      • Manages internal application which tracks homes and status.
      • Manages notes in State application pertaining to home assignments.
    • Report to management the status of homes.
    • Maintain management projection reports.
    • Coordinate with Management to produce monthly projections.
    • Report on projections for completed homes to the State Program.
    • Oversee the maintenance of a Job Board indicating the status of every job.
      • The job board is moved daily according to where it is within the schedule.
      • The job board includes a complete schedule indicating how the job will meet its timeline.
      • Each board includes Daily notes of activities being performed on each job for that day.

Disaster Recovery and Construction – State of New York Build it Back Program
  • Managed Recovery efforts for Home Owners effected from Hurricane Sandy.
    • Manage and coordinate all efforts of contractors performing the following work:
      • Lifting/Raising of Houses off their foundations.
      • Demolition of existing foundations.
      • Demolition of existing houses / multi-family dwellings.
      • Reconstruction of new foundations (Poured Concrete, CMU blocks).
      • Reconstruction of new homes / multi-family dwellings.
      • Lowering houses onto new foundations.
      • Repairing all rotted materials under house (Floor Joists, Rim Boards, Seal Plates, Girders, etc.)
      • Installing new pier systems to support girder systems.
      • Replacing windows, stairs, floor systems, tile as needed.
      • Rewiring all electrical systems in the house.
      • Reconnecting HVAC systems and test.
      • Repair sheetrock damage.
      • Painting interior as needed.
      • Overseeing Cleaning and Sanitization of homes.
      • Overseeing Pest Control of homes.
    • Reviewed/Approved contractor invoices.
  • Managed budgets for assigned homes.
  • Managed change controls for assigned homes.
  • Managed project schedules.
  • Managed approvals of expenditures.
  • Tracked and code all invoices and approve for payment.
  • Managed home owner expectations.
  • Managed site safety and security.
